Broward County Condo Market Sees Significant Decline in September with $251M in Sales, Trump Hollywood Unit Leads at $3.7M

In September, Broward County saw a decline in condo sales and dollar volume, marking a return to the downward trend following a brief uptick in August.

Brokers finalized 820 condo sales in Broward in September, amounting to a total of $251 million. This was a decrease from August, when there were 926 condo sales totaling $287 million, according to MLS data from Redfin.

The sale prices in September ranged from $63,000 to $3.7 million, with a median price of $235,000. The price per square foot ranged from $68 to $1,327, with a median of $233, which is lower than August’s median price per square foot of $245.

In August, sale prices ranged from $65,000 to $2.9 million, with a median price of $240,000. The price per square foot ranged from $59 to $1,136.

The highest-priced sale in September was at Trump Hollywood, where Unit 402L at 2711 South Ocean Drive in Hollywood changed hands for $3.7 million, equivalent to $943 per square foot, after being on the market for 137 days. Denise Rubin of Coldwell Banker Realty represented the seller, while Nochum Rabin, also of Coldwell Banker Realty, represented the buyer.

In contrast, the cheapest sale in September was a unit at Castle Apartments in Lauderhill, which sold for $63,000. Unit 106 at 2271 Northwest 47th Terrace closed at $68 per square foot after being on the market for 92 days. Steven Modica of Real Estate Home Sales represented the seller, and Amina Madar, also of Real Estate Home Sales, represented the buyer.
