South Miami City Commission Chooses 13th Floor Investments for $309 Million City Hall Redevelopment Project

The South Miami City Commission has selected Miami-based 13th Floor Investments for a $309 million redevelopment of the City Hall site. This significant project, called the Link at SoMi, will be located on a 4.5-acre property at 6130 Sunset Drive. It involves a public-private partnership (P3) aimed at revitalizing the area with 670 apartments across two 15-story buildings, 28,000 square feet of retail space, 880 parking spots, and a new five-story structure to house City Hall, the Police Department, and a library. Jean Willis Park will also be rebuilt, featuring the restored Sylvia Martin historic building as its centerpiece.

Meanwhile, in another redevelopment project, a New York-based developer has the 5.7-acre site at 4220 and 4226 N. 58th Ave. under contract. This plan will preserve the historic Bryan House and create Hollywood Oaks, a complex of 470 apartments spread across eight stories, with 813 parking spaces and a separate 3,500-square-foot synagogue. Amenities will include a pool, sports courts, a courtyard, and a 10,300-square-foot clubhouse.

Additionally, 3.4 acres at 9185 Seminole Pratt Whitney Road are being rezoned to permit up to 22,088 square feet of medical offices. This new zoning would support the area’s growing demand for commercial space.

In another project, WR Flagler LLC has the 1.32-acre property at 2157 and 2199 W. Flagler St. under contract. This will be transformed into an eight-story building featuring 197 apartments, 14,412 square feet of commercial space, and 330 parking spaces. Planned amenities include a pool and indoor recreation space, along with a ground-level courtyard.

Denver-based multifamily firm AIMCO recently secured $56 million in preferred equity from Sixth Street Partners and $172 million in senior construction financing from Apollo Global Management. The firm plans to build a 38-story luxury tower at 560-640 N.E. 34th St. in Miami’s Edgewater neighborhood. The tower will feature 114 high-end apartments with condo-quality finishes, 7,000 square feet of retail, and terraces with spectacular views, offering a unique rental experience in a rapidly growing area.
