Legendary musician Billy Joel has finally closed a deal on his sprawling oceanfront estate in Manalapan, Florida, selling the property for $42.6 million. The Grammy Award-winning “Piano Man” had listed the estate on and off for the past six years, fluctuating its price as high as $64.9 million at the peak of South Florida’s luxury real estate market.
The mansion, located at 1110 South Ocean Boulevard, was sold through Joel’s 1110 South Ocean LLC. While the buyer’s identity remains unknown, Christian Angle of Christian Angle Real Estate represented both parties in the transaction.
Originally purchased by Joel in 2015 for $22.1 million, the estate was built in 2010 and sits on 1.6 acres of prime oceanfront land. The nearly 13,400-square-foot mansion boasts eight bedrooms, 11 bathrooms, a theater, a pub room, and a library. Outside, the property features a two-bedroom guest house, a 12-car garage, a pool, and 150 feet of frontage on both the Atlantic Ocean and the Intracoastal Waterway.
Joel first listed the home for $31.9 million in 2018, but delisted and relisted it several times over the years. In January, the estate returned to the market with a $54.9 million price tag before being reduced to $49.9 million in March.
Manalapan, known for its dual water frontage on both the ocean and Intracoastal, has seen a surge in demand for luxury homes. Larger and more affordable than nearby Palm Beach properties, Manalapan estates offer both beach access and boat docks, drawing increased interest from high-end buyers.
The sale comes at a time when Joel appears to be offloading some of his prime real estate. Recently, he listed his oceanfront estate in Oyster Bay, Long Island, for $49.9 million, signaling a shift in his real estate portfolio.
Meanwhile, the ultra-luxury sector of Manalapan is gaining prominence. Oracle co-founder Larry Ellison’s recent $277.4 million purchase of the Eau Palm Beach Resort & Spa, along with the upcoming opening of a Nobu restaurant, is adding further allure to the town as a destination for high-net-worth individuals.
