Bristol Tower’s Completion Tops Miami-Dade County’s Weekly Condo Sales

During the past week, brokers successfully closed 123 condominium sales, amassing a total of $93 million in transactions. This marks an increase from the preceding week, which saw 104 sales totaling $83 million. The units were purchased at an average price of $753,000, a slight drop from the previous week’s average of $802,000. However, the average price per square foot experienced a modest rise, climbing from $569 to $576, according to data provided by condo.com. Condos on average remained on the market for 60 days before being sold.

Among the top 10 sales, prices ranged from $1.6 million to $4.3 million. Securing the top position were units 2401 and 2402 at Bristol Tower, located at 2127 Brickell Avenue in Miami, which closed at an impressive $4.3 million. This sale equated to $734 per square foot and took 49 days to finalize. Patricia Orsini of Principal Realty listed the property, while Miriam Poggio of One Sotheby’s International Realty represented the buyer.

In second place was a condo at Jade Beach, specifically Unit 4505 at 17001 Collins Avenue in Sunny Isles Beach, which sold for $4 million. This transaction translated to $978 per square foot after 868 days on the market. Mona Zevel of Julies Realty played a dual role in facilitating the deal.
