The BH Group, led by Liat and Isaac Toledano, is set to extend its development endeavors into Hallandale Beach, proposing a 14-story condo hotel near Gulfstream Park. The plan encompasses 138 condo-hotel units, 60 condominiums, and 4,000 square feet of retail space. The residential section will be elevated above a garage podium featuring 284 parking spaces. Additionally, the project includes a 2,450-square-foot public plaza with an ornamental fountain at the juncture of Federal Highway and Southeast Eighth Street.
Cohen Freedman Encinosa & Associates, headquartered in Miami Lakes, is the chosen architectural firm for the endeavor. The Hallandale City Commission’s approval is required after passing through staff reviews and city boards.
The BH Group is currently in the process of acquiring the 0.8-acre development site at 804 South Federal Highway, neighboring Gulfstream Park, a multifaceted venue comprising a racetrack, casino, and entertainment and retail establishments. Public records indicate that the property is presently owned by an entity managed by Noah Slimak and Eduardo Wainberg in Hallandale Beach, which acquired the site for $5.1 million in 2013.
The BH Group is involved in various collaborative projects throughout South Florida. Notably, it recently joined forces with the Related Group, based in Coconut Grove, and Pebb Enterprises, based in Boca Raton, to secure the ground lease for Ocean Walk, a waterfront retail plaza in Singer Island, for $19.2 million.
In August, BH and Related obtained site plan approval for a 37-story condominium project featuring 350 units on a development site adjacent to the Diplomat Beach Resort in Hollywood. Additionally, the City of Hollywood gave its nod for an amended master plan for the joint venture’s envisioned 500-room hotel on another development site near the Diplomat Beach Resort.
In the vicinity of Aventura in Miami-Dade County, BH is in collaboration with Lennar to develop 103 luxury single-family homes at Presidential Estates, a 104.3-acre residential community that formerly operated as a golf course and clubhouse. The joint venture is in the final stages of reaching an agreement with the Presidential Estates Homeowners Association to resolve ongoing legal disputes in Miami-Dade Circuit Court.
