These South Florida Real Estate Brokers sell the most luxurious houses

Amidst a slowdown in real estate activity, luxury listings are lingering longer on the market in South Florida. However, this doesn’t discount the noteworthy achievements of certain agents in the luxury sector.

AgentStory.com undertook a comprehensive analysis of luxury property sales, encompassing single-family homes and condominiums across Broward, Miami-Dade, and Palm Beach counties. This endeavor aimed to identify both the most active market for homes valued at $2 million and above and the agents driving these transactions.

Miami-Dade experienced modest year-over-year declines in condo and home sales in the $2 million-and-up range. Meanwhile, Palm Beach witnessed slight decreases in sales for both property types. In stark contrast, Broward County saw a remarkable 10.53% surge in home sales. However, condominium sales in Broward dropped by 63.64%.

The duration these properties spent on the market increased across the board, with the exception of Miami-Dade condominiums, which moved 15.33% faster than the previous year. Broward County’s condominium sales saw the most significant spike in Days on Market (DOM), soaring by 288.57% to 136 days. Following closely was Palm Beach’s single-family home sales, which extended by 102% to 99 days.

Despite a dip in active agents across all three counties, with a decrease of 12.22% in Broward County, 14.78% in Miami-Dade, and 8.43% in Palm Beach, some agents stand out.

In Broward County, Liz Caldwell of Compass Florida led the pack with the highest sales volume of homes above $2 million, recording an impressive $34,522,250 across 10 sales from August 2022 to August 2023. Following closely were other accomplished agents including Meredith Dicarolis of DiCarolis Realty, Veroushka Maclean Volkert of Coldwell Banker Realty, and others.

For Broward County condominium sales over $2 million, Gianpierre Giusti with Coldwell Banker Realty took the lead with the highest sales volume at $42,757,000 across 14 transactions, with an average transaction price of $3,054,071.

In Miami County, Ashley Cusacki of BHHS EWM Realty emerged as the top-producing agent of the past year with a total sales volume of $138,305,000 across nine sales and an average transaction price of $15,367,222. Notable mentions included Daniel Hertzberg of Coldwell Banker Realty and Liz Hogan of Compass Florida.

Ashley Cusacki also excelled in Miami County condo sales over $2 million, achieving a total volume of $133,005,000 in the past year.

In Palm Beach County, Robert Thomson of Waterfront Properties & Club Communities secured the highest sales volume and transaction volume for single-family homes with 38 transactions and a total volume of $225,162,846. Thomson’s achievement was more than double the next-highest producing agents’ sales volume.

Robert Thomson also clinched the highest sales and transaction volumes for Palm Beach County condominium sales over $2 million, with 26 transactions and a total sales volume of $154,425,000. His accomplishments were truly outstanding in the luxury real estate market.
